The concept of the Syhnivka Industrial Park, developed by KSE, was presented in Lviv

On July 3, a presentation of the project and concept of the municipal industrial park Syhnivka, initiated by the Lviv City Council, took place in Lviv. The development and presentation of the concept were carried out in cooperation with the Lviv City Council as part of the Good Governance Fund project “Revitalization of the business climate in Ukraine,” implemented with the support of the UK government (UK Aid). The project implementers are Abt Britain and Kyiv School of Economics. During the event, representatives of local and regional authorities, private businesses, the public sector, and members of parliament were presented with plans for the development of the Syhnivka Industrial Park.

The industrial park is expected to become one of the largest industrial projects in Lviv, covering an area of 30 hectares. The proposed duration for the park is 50 years.

The establishment of the industrial park will create at least 3,600 jobs. Preliminary assessments suggest that the activities of the Syhnivka Industrial Park can increase tax revenues to the Lviv city budget by UAH 250 m per year and contribute over UAH 430 m to the state budget.

The development concept of the Syhnivka Industrial Park involves the selection of a management company through an open competition, which will act as the project’s developer. The company will lease five land plots for the implementation of the project.

Once the management company is selected and an agreement is reached, a one-year timeframe is allocated for the construction of the first phase of the project. The entire project is planned to be completed within a period of up to 10 years.

The concept provides for the management company to attract a total investment of at least UAH 5 bn. At the same time, the annual income of the industrial park will amount to UAH 3.25 bn, and the export of goods, works and services will amount to UAH 1.5 bn.

The Lviv City Council will provide support to the industrial park by reducing the tax burden, including land rent, and ensuring the necessary engineering and transport infrastructure within the park.

The industrial park will encompass approximately 150,000 square meters of industrial space. The concept also includes the establishment of a community centre, featuring a science and technology centre with a business incubator for start-ups. The centre will span an area of at least 2,500 square meters and will be accessible free of charge. It will also house educational institutions, laboratories, co-working spaces, an exhibition hall, children’s rooms for employees’ children, a clinic, as well as food and retail establishments.

Furthermore, the industrial park will feature a beautifully landscaped recreational area, complete with a pond, providing a relaxing environment for employees.

The industrial park will cater to export-oriented enterprises in various industries, including light and food industries, automotive and its components, light engineering, military technology, textiles, furniture, medical equipment, packaging and printing, building materials, aerospace development, and data centres.

Prospective tenants of the industrial park will have the option to rent or purchase premises from the management company for their business operations. Upon request, the company will also be responsible for constructing underground production floors.
